Terms and Conditions

• Company: L&S Intelligence Works V.O.F.
• Service: The Rentrise platform providing automated aggregation of rental listings and notifications
• User: Any individual using the Service
• Subscription: Paid or free access to the Service
• Third-Party Websites: External websites from which rental listings are sourced

2.1 These Terms apply to all use of the Service.

2.2 By creating an account or using the Service, the User agrees to these Terms.

2.3 Deviations are only valid if agreed in writing by the Company.

3.1 The Service is an automated platform that collects rental listings from Third-Party Websites and provides notifications based on user preferences.

3.2 The Service is provided on a best-effort basis. The Company does not guarantee:

• rental outcomes
• availability of listings
• accuracy or completeness of listings
• response from landlords or agencies

3.3 The Company is not:

• a real estate agent
• a broker or intermediary
• a landlord or property manager
• involved in negotiations or agreements between Users and third parties

3.4 The Service is strictly limited to collecting and sending notifications about rental listings. The Company does not:

• assist in securing housing
• contact landlords on behalf of Users
• guarantee access to listings
• participate in any part of the rental process

3.5 Users acknowledge that the Company provides only a technical notification tool, and all actions related to renting a property must be carried out independently by the User.

3.6 The Service only includes listings that are collected and stored within the Company's database. The Company does not guarantee coverage of all rental listings available in the market and is not responsible for listings that are not included in the Service.

4.1 Users must create an account to use the Service.

4.2 Users must be at least 18 years old.

4.3 Users are responsible for maintaining confidentiality of their login credentials.

4.4 The Company is not liable for unauthorized use of accounts.

4.5 Users are responsible for their interactions with Third-Party Websites, including any accounts created there.

5.1 The Service offers:

• a free plan with limited features
• paid subscriptions (monthly and quarterly)
• a €1 introductory trial giving 3 days of Pro access, which automatically renews into a Pro Monthly subscription at €14.99 per month unless cancelled before the trial ends

5.2 Paid subscriptions are recurring and continue until cancelled by the User. The €1 trial gives 3 days of Pro access for €1; unless you cancel before the trial ends, it automatically renews into a recurring Pro Monthly subscription at €14.99 per month, charged each month until cancelled. The first €14.99 charge occurs when the 3-day trial ends. You can cancel at any time via the Stripe customer portal.

5.3 Payments are processed via Stripe. Supported payment methods may include:

• credit and debit cards (Visa, Mastercard, American Express, etc.)
• Apple Pay
• Google Pay
• iDEAL (where available)
• and other methods supported by Stripe

5.4 Payments are prepaid for each billing cycle.

5.5 Users may cancel their subscription at any time. The subscription remains active until the end of the current paid period. No further renewals will occur after cancellation. After the paid period ends, the account continues on the free plan with its feature limits and is not deleted.

5.6 The Company reserves the right to change pricing. Price changes apply only to future billing periods. Users will be notified in advance of such changes. If a User does not agree to a price increase, they have the right to terminate their subscription immediately before the new price takes effect.

5.7 Refunds: You may request a full refund of any amount paid (the €1 trial charge and, if already charged, the first monthly payment) within 14 days of signing up — no reason required (see Section 6). After this 14-day period you may cancel at any time via the Stripe customer portal; your subscription stays active until the end of the current paid period, and no refund is given for the current or any past period.

5.8 All prices stated in these Terms — including the €1 trial charge and the €14.99 monthly (or €34.99 quarterly) subscription price — exclude VAT. VAT is calculated and added automatically by our payment processor (Stripe) at checkout, in accordance with the applicable rate.

6.1 Users who qualify as consumers have the right to withdraw from the agreement within 14 days without giving any reason.

6.2 The withdrawal period starts on the day the subscription is activated.

6.3 We do not ask you to waive your right of withdrawal. The 14-day withdrawal right applies in full, even though access to the Service starts immediately.

6.4 If you withdraw within the 14-day period, the Company refunds in full every amount you have paid up to that point (including the €1 trial charge and any monthly payment already taken). Refund requests can be made via [email protected].

7.1 Users agree to use the Service only for lawful purposes.

7.2 Users may not:

• misuse or disrupt the Service
• attempt unauthorized access
• copy, scrape, or commercially exploit the Service
• resell or redistribute the Service

7.3 The Service is intended for personal use only.

8.1 The Service aggregates listings from Third-Party Websites using automated processes.

8.2 Listings may include:

• images
• partial descriptions
• pricing information

8.3 The Company does not own, control, or operate any Third-Party Websites and has no influence over their content, availability, or terms.

8.4 Users may be required to create accounts, accept terms, or comply with conditions imposed by Third-Party Websites in order to access listings or contact landlords.

8.5 The Company is not responsible for:

• requirements imposed by Third-Party Websites
• account creation or verification processes
• payments, fees, or subscriptions charged by third parties
• actions, omissions, or policies of third parties

8.6 The Company is not involved in any communication, agreement, or transaction between Users and third parties.

8.7 Users are solely responsible for:

• interacting with Third-Party Websites
• verifying listing details
• complying with third-party terms and conditions

8.8 The User acknowledges that the Service does not provide a complete overview of all available rental properties and should not be relied upon as the sole source for finding housing.

9.1 The Service provides notifications via:

• email
• push notifications

9.2 The Company does not guarantee:

• delivery of notifications
• timeliness of notifications
• uninterrupted notification services

10.1 All intellectual property rights in the Service belong to the Company.

10.2 Users are granted a limited, non-exclusive, non-transferable license to use the Service.

10.3 Users may not:

• copy or reproduce the Service
• reverse engineer the system
• resell or commercially exploit the Service

11.1 The Company processes personal data in accordance with applicable GDPR laws.

11.2 Data is stored on infrastructure located within the European Union.

11.3 Third-Party Service Providers

The Company uses trusted third-party service providers (processors) to operate the Service. By using the Service, the User acknowledges that data is processed by these providers for specific operational functions, including:

• DigitalOcean (Hosting, databases, Redis, and image storage within the EU)
• Google LLC & Apple Inc. (Identity and OAuth authentication services)
• Mailgun Technologies (Transactional email delivery)
• Stripe Inc. (Payment and subscription processing)
• Google Analytics & PostHog (Usage analytics and behavior tracking)
• Sentry (Error monitoring and technical logging)
• Firebase / Google FCM (Push notification delivery, planned)
• Cookiebot (Cybot A/S) (Cookie consent management, under consideration)

11.4 Personal data is processed in accordance with the Company's Privacy Policy (separate document).

Users agree not to:

• use the Service for illegal purposes
• attempt to interfere with system functionality
• extract or misuse data from the Service
• attempt to replicate or exploit the Service

13.1 The Service is provided "as is" and "as available".

13.2 The Company does not guarantee:

• accuracy of listings
• uninterrupted operation
• results or outcomes

13.3 The Company is not liable for:

• indirect or consequential damages
• loss of profits
• missed opportunities
• data loss
• damages arising from third-party services
• any decisions made by Users based on information provided through the Service.

13.4 Liability is limited to the total amount paid by the User in the 12 months preceding the claim.

13.5 Nothing in these Terms excludes liability that cannot legally be excluded under Dutch or EU law.

The Company is not liable for failure to perform obligations due to circumstances beyond its control, including:

• cyberattacks
• internet outages
• third-party service failures
• government actions
• natural disasters

15.1 Users may terminate their subscription at any time.

15.2 The Company may modify, suspend, or discontinue the Service at any time.

15.3 Termination does not affect accrued rights and obligations.

The Company may update these Terms from time to time. Continued use of the Service constitutes acceptance of the updated Terms.

These Terms are governed by Dutch law.

Any disputes shall be submitted to the competent court in the Netherlands.

If the User is a consumer, they are entitled to bring legal proceedings in the competent court of their own place of residence.
