About the Rotterdam rental market
Rotterdam gives you noticeably more space per square metre than Amsterdam, but the market has tightened sharply in recent years. New-build apartments around the centre, Kralingen and Kop van Zuid disappear quickly, while Charlois, Delfshaven and Prins Alexander still sit closer to the national average. The city has a large stock of post-war walk-up flats with relatively modest rents, alongside a growing tier of high-rise apartments along the Maas. Students and internationals working in the port and energy sector compete for the same mid-market homes. Landlords typically ask for an income of three times the base rent plus a deposit of one to two months. In the popular districts, responding within a few hours still decides who gets a viewing.
