    About the Amsterdam rental market

    Amsterdam is the tightest rental market in the Netherlands. A free-sector home often spends less than a day online before the first twenty viewing requests land, and agencies sometimes close applications the same morning. Differences between neighbourhoods are large: around the canal belt and De Pijp you pay considerably more per square metre than in Nieuw-West, Noord or Zuidoost — districts that are frequently within twenty minutes of the centre by metro or ferry. Most landlords ask for an income of three to four times the base rent and handle applications through an agency portal. If you want to land something here, speed matters most: replying within the first hour makes more difference in Amsterdam than a perfectly written motivation letter.
